No one ever wants a fire to start in their home or apartment. This can be a horrific thought if you live in a high-rise as fire disrupts elevators and going downstairs in smoke can be dangerous as well as scary. 

Making buildings more fireproof is the aim of new legislation in the U.K. to prevent fires from starting and spreading in tall buildings. It was determined that one of the problems over the past decade was combustible cladding used in building construction. 

Beginning this year, all developers must prove they implemented fire safety into their high-rise residential building construction plans. A fire engineer or someone similar is now required to check on fire safety in the pre-planning stage before designs and construction gain approval. 

New rules affect buildings in England that are 18m or more and those in Scotland that is 11m or more.

What Should I Ask for If I’m Buying an Apartment?

Those considering buying an apartment in tower blocks should ask the owner for an External Wall Review Form (also called an EWS1). This form proves the building is designated as safe. 
It also details how residential buildings outside walls are built, especially those over 18 meters or that have unique concerns.

The form must be completed by an authorized person approved by the Royal Institution of Chartered Surveyors (RICS), the Building Societies Association, and UK Finance. Any other signature is not accepted and the form isn’t valid unless it is completed by an approved person.

The form won’t be made available if the cladding doesn’t meet new safety standards, which means older buildings will need to be renovated before residences can be sold as the form is required for sale.

It is vitally important to get this form for an apartment purchase because lenders require it to lend money. 

What Was Wrong with The Cladding?

The cladding used before the new rules contained plastic, which was proven by investigations to be highly flammable. It caused many problems with fires spreading over the years. 

New regulations provide for other materials to be used that are much safer and meet the A1 and A1 fire rating requirements.

One advantage of this product is it is also resistant to fungal decay and rot. 

What Are Gateway Controls?

Residential and educational buildings taller than 18m in England and 11m in Scotland also have new Gateway controls they must abide by. These controls are to ensure proof of safety is demonstrated through the process from planning to technical design and construction to building control and final certificate. 

Potential buyers of a residence in these taller buildings have every right to ask about proof available during this process and look at documents showing the builder complied with Gateway controls.  

What Should I Know About Insurance?

Indemnity insurance is a sticky subject because of the cost and exclusions for fire. However, architects are required to take out professional indemnity insurance that will sufficiently cover a claim. 

The problem is fire exclusions come with cheaper insurance options and full coverage insurance has a high premium that many can’t afford. This is something you need to not only ask about but research the type of policy available on your building of interest. 

Fire insurance is a must-have and can be a deal-breaker in a purchase. Any insurance by the architect must include coverage for fire and cladding. Unfortunately, many architects are taking on policies with exclusions for both out-of-cost concerns and that would be detrimental to you in case of a fire.

It is your right to know exactly what type of insurance the architect has and what it covers before you agree to a purchase.

Additionally, insurers are now requiring that a building have at least an A2 rating to insure it. Knowing this should give you pause to make sure a residence in a building you are considering can be properly insured.

Broadband and moving home

Whether you’re thinking about moving home, or you’ve put in an offer or contacted a landlord for a viewing, broadband is as important a consideration as gas, electric, council tax, and local facilities.

Before you move home, you should understand how to take your broadband with you, or switch to another provider.

Preparation before you move

As with checking council tax prices and distance to work, one of the key things you should do when planning to move house is check what internet services are available in the area you’re moving to.

Most cities and suburbs have access to the Openreach network, which means fibre broadband, enabling faster internet connections. You have a choice of providers on this network, from BT to TalkTalk, Vodafone, and many others.

Some areas have Virgin Media cable broadband, which means even faster internet. However, there is no choice of provider here as Virgin does not share access to its network. 

And the city of Hull has its own fibre network, so if you’re moving there, you will find you have to change provider.

Once you’ve found out what internet services you can use where you plan to move to, contact your current provider. Speak to them to find out how much longer your contract has left to run. Also check cancellation charges, notice requirements, and the procedure for moving (or “porting”) the current package to the new property, as well as check if the same (or faster) speed is available. 

Will poor broadband speed impact whether you move house? If you or your family have specific internet needs, it certainly could.

Moving and staying with your provider

Staying with your current provider if often the simplest course of action. If this is a possibility, notify them of the details of the move. Taking into account the notice period, let them know about the date of the move, and the new address, informing them of any other relevant details.

If you’re forced to switch providers and the contract needs to be ended early, initiate an end of service request within the notice period. This should be arranged to occur as close as possible to the date you move home.

Once you’ve sorted that out, it’s time to find a new deal to sign up to. Use a postcode-based broadband comparison tool to see the best deals available for the new property, sign up, then arrange an installation date, to occur after you’ve moved in.

Getting online in your new house

You have a new house, freshly connected to the internet, but no access. That’s because the router needs setting up. Getting online is straightforward in most cases, but it helps if you can find a central location for the router. This way you ensure the signal spreads around the house uniformly. Placing high up on the wall is a good idea, but avoid placing it in a basement or attic if you want coverage for the full property.

Conversely, placing the router on an exterior wall or in a window will result in a portion of the signal being sent outside, and wasted. 

Despite the name, cabling can be an issue with wireless networks. Where the internet line comes into the property isn’t always ideal for a central position for the router. This is when things like Wi-Fi boosters and repeaters come in useful, devices designed to increase the range of the wireless network.

Alternatively, you could use Ethernet cables. However, these are often untidy without the right approach. If you don’t have time to install subducting and in-wall cabling isn’t an option, and rewiring the house isn’t necessary, consider powerline adapters. These rely on the property’s electrical wiring to transmit data between a pair (or more) of adapters.

Common issues

Complications can occur when moving home, even for your broadband internet. 

In the event of delays occurring, you should have a backup connection. This might be using mobile internet sharing on your smartphone, or a PAYG mobile internet router. While comparatively expensive, it will at least ensure you’re online. Note, however, that such a deal will be capped, with steep upgrades to the package often proving restrictive. 

While your fibre broadband internet might be fast when it’s installed, don’t expect the same speeds from your backup solution.

Is It Possible To Recycle Artificial Grass

Our first experience with artificial grass in commercial and domestic settings dates back decades, which was before people were concerned about things like recycling. Despite being possible, recycling was just not something that was done in those days. People threw away their takeaways and fizzy drinks without thinking about the effects on the environment, so no consideration was given to everyday items, and especially their front lawns!

In spite of recycling other items becoming the norm, artificial grass was not being recycled, which is why homeowners may not even have known that the grass could be recycled. Our experience has taught us that this no longer has to be the case, and now fake grass as an alternative option that is even more eco-friendly.

What Is The Lifespan Of Artificial grass?

If artificial grass is installed in a domestic property, it can last for a couple of decades or even longer! Installing and maintaining this system, however, would be necessary. In addition, fake grass used in sports fields at schools or in the community poses a very big threat to landfill overflow since astro turf lasts about 10 years. So, in order to protect the environment, these fields must also be made of recycled or repurposed fake grass.

It’s Difficult To Recycle Artificial Grass

Artificial grass is largely made of plastic compounds such as PVC, plastic fibres, silicone, and polyurethane, which can easily be recycled, but it also includes infill. Artificial grass can be tricky to distinguish from recyclable elements since infill materials, such as sand, are used for tufting. A variety of substances create synthetic turf. In spite of the fact that there is currently an opportunity to recycle the turf, it would probably be more beneficial to repurpose the turf elsewhere, and then recycle it once its useful life has ended. Artificial grass can be used in a wide range of different places, such as playgrounds, animal shelters, driving ranges, and even indoor gyms!

The burning of artificial grass to generate electricity is another ‘last resort’ for repurposing it. This process can be beneficial in that it allows for materials to be reused in the production of energy, but the emissions are also produced, and it is not the most efficient method of repurposing artificial turf materials.
